<strong>Summary<br><br></strong><strong>Job Description<br><br></strong>Responsible for general maintenance and repairs in all City buildings constructed and/or maintained by Facilities Management.<br><br><strong>Pay Range:</strong> $20 - $23/hour (Depending on qualifications and experience)<br><br><strong>Essential Duties and Responsibilities</strong><em> include the following. Other duties may be assigned</em>.<br><br><ul><li>Schedules and performs Preventative Maintenance Program</li><li>Maintains and repairs ALL building systems and components within the City of Garland, including but not limited to:</li><ul><li>Installs/maintains keys, locks, punch code locks, panic hardware (electrical/mechanical), and all other door hardware</li><li>Installs/maintains electrical systems, devices, controls, lights, lighting systems, etc.</li><li>Maintains card access security system components (readers, panels, etc.)</li><li>Maintains roofing systems and components and works with contractors on repairs</li><li>Installs/maintains plumbing systems, drains, water fountains, commodes, urinals, sinks, faucets</li><li>Test and maintain chemical treatments in cooling towers and chilled water systems</li><li>Troubleshoot/repair HVAC systems and all of their components with guidance from a Licensed Technician</li><li>Checks and maintains generators</li><li>General carpentry skills</li><li>Assists staff in hanging TVs, pictures, art, etc.</li><li>Repairs drywall, ceiling systems, flooring, furniture, signage, flagpoles, etc.</li></ul><li>Informs Facilities Supervisor if a subcontractor is needed for repairs and/or service and gathers quotes</li><li>Ensure that the preventative maintenance program is completed by use of a computer and/or tablet</li><li>Available for rotating on-call and work overtime when requested</li><li>Performs other duties assigned<br></li></ul><strong>Minimum Qualifications<br><br></strong><ul><li>High School diploma or GED equivalent</li><li>Two years in commercial building maintenance or related field, i.e., mechanical trades, HVAC repair/maintenance, electrical repair/maintenance, plumbing repairs/maintenance or building inspections or public works inspections<br><br></li></ul>Or an equivalent combination of education and experience sufficient to successfully perform the essential functions of the job.<br><br><strong>Preferred Qualifications<br><br></strong>Education/ Experience:<br><br><ul><li>Bilingual in Spanish and English</li><li>3+ years’ experience in commercial electrical or plumbing or HVAC (including chillers, generators, and fire sprinkler systems)</li><li>Ability to read and create construction schedules with Microsoft Project</li><li>Proficient in using Adobe Acrobat Pro software</li><li>Auto CAD software abilities<br><br></li></ul><strong>Knowledge, Skills & Abilities<br><br></strong><ul><li>General knowledge of needed tools and their proper usage</li><li>General knowledge of facilities maintenance</li><li>Skill to properly operate hand and power tools</li><li>Ability to use a computer and software</li><li>Ability to perform work without supervision</li><li>Ability to communicate effectively verbally and in writing in English</li><li>Ability to develop and maintain working relationships with other City personnel and customers<br><br></li></ul><strong>Licenses and Certifications<br><br></strong><ul><li>Valid Class C Texas driver's license</li><li>Valid State-Required Minimum Automobile Liability Insurance (prior to employment)</li></ul>
